This project commenced in November 2009 and involves the construction of two luxury detached residences, each providing 22,500 ft² of accommodation over five floors, with state of the art home entertainment and security systems, swimming pool and car lift.
Following demolition of the existing detached house at 38-40 Avenue Road the main contractor completed the construction of a two-level basement structure with lift shaft and main staircase structures being put in place. During this time Trinity were involved in an intense period of pre-construction activity including detailed design development with particular attention to the specialist works packages. These included home automation, security systems, bespoke control systems, lighting control, integration with swimming pool systems alongside conventional heating, ventilation and air conditioning. Particular attention has been paid to the heavily congested basement and lower ground floor areas where the distribution routes for the primary mechanical and electrical services are run. We are working extremely closely with the main contractor in all adjacent trades to ensure every bespoke detail is understood and fully co-ordinated.
To date, the underfloor heating to all floors is almost complete, with ventilation and air-conditioning systems to follow. As the works are taking place in a well established and prestigious residential area in central London Trinity are continually subjected to noise and delivery restrictions.
